Prices of apartments may drop on autumn and activity on real estate market may slow down, if the economic condition does not radically change, say analysts of the real estate exchange Lara, but fall short of revealing the level of an eventual price cut. <\/p>\n

Real estate analysts say that prices of apartments in Chisinau, [the capital of Moldova], are stagnating after they rose in the first three months due to situation in wine export sector and reduction of demand from Moldovans working abroad. <\/p>\n

"Prices have become high even for migrant workers. In addition, many of them legalise their staying in the countries where they work and invite their relatives abroad. Therefore, the need to purchase real estate has dropped," Lara estimated. Real estate agents note that the wine crisis had a special impact on real estate market. "The long-term mortgage crediting was actually stopped." <\/p>\n

"The high rise of prices of real estate has reduced the capacity of payment of population, while sales of dear large houses and apartments have significantly declined." Apartments worth 25,000-40,000 dollars are solicited the most. <\/p>\n

One square metre in a one-room apartment in Chisinau costs now 850 dollars on average, in a two-room apartment – 800 dollars, in a three-room apartment – 750 dollars, and in a four-room apartment – 700 dollars. <\/p>\n

One-room apartments represent 20 percent of the sales, two-room apartments – 40 percent, three-room apartments – 20 percent, four-room apartments – 2 percent, houses and land fields represent 6 percent of the sales, and other real estate – 12 percent.  <\/p>\n

Although they have slowed down they activity, Moldovans working abroad still are the main buyers. They buy apartments for investments, rather than for better living standards.
